How the portal works

We don’t sell homes. We show you the whole market, transparently.

RealEstatesCaribbean gathers listings from brokers on Curaçao and Sint Maarten and keeps them in sync every day. The broker stays the seller; we stay the map. Curaçao listings also appear on our sister portal RealEstatesCuraçao.
Real propertiesEvery listing comes from a broker’s own website and is checked every morning. Each card shows when we last confirmed it; sold or withdrawn homes leave the results the same day.
Real pricesEach price is shown exactly as the broker publishes it, in its own currency. When a home is offered by more than one broker, you see every price side by side — never averaged, never mixed.
Real transparencyEvery card names the broker, and every detail page links straight to the original listing — not to a generic profile. We don’t sell homes; the broker stays the seller.

Renting

Long-term rentals, filtered by the month

Monthly rentals are kept apart from holiday lets, so a price filter always compares like with like.

Can foreigners buy property in Curaçao?

Yes. Buying a home on Curaçao works the same way whether you live on the island or abroad. The transfer is completed at a civil-law notary, who checks the ownership and any registered encumbrances and registers the deed in the public registers. Financing for non-residents can differ from financing for residents, so speak to a lender early. Read what the notary does.

What is the process of buying real estate in Curaçao?

Buyer and seller first agree on a price and usually sign a preliminary agreement, with a deposit paid into a notary account. The notary then checks the ownership and any registered encumbrances, drafts the deed of transfer, collects the transfer tax and registers the signed deed in the land registry. Without a notary the transfer cannot be completed legally. Our buying guide walks through each step.

What are the costs of buying a house in Curaçao?

The main cost is transfer tax (overdrachtsbelasting): 4% of the purchase price or of the value in the register, whichever is higher. On top of that come the notary and, where applicable, the agent; there is no fixed legal tariff for those, so ask for a quote first. More in our guide to closing costs.

What are the tax implications of owning real estate in Curaçao?

There are two taxes to know. The transfer tax is paid once, at the deed: 4% of the purchase price or of the value in the register, whichever is higher, normally paid by the buyer through the notary. After that, a separate annual property tax (onroerendezaakbelasting, OZB) is charged on the value of the property to whoever is the registered owner on 1 January. Our transfer tax guide explains both.

Which currency are prices in?

Brokers publish in US dollars, euros or Caribbean guilders (XCG). The Caribbean guilder has been legal tender since 31 March 2025 and is pegged at 1.79 per US dollar. Overviews convert to US$ so you can compare; every home also shows the price exactly as the broker publishes it.

Is RealEstatesCuraçao a real estate agent?

No. RealEstatesCuraçao is an independent property portal: we do not sell homes and charge home seekers nothing. Every listing names the broker that offers it and links straight to the listing on the broker’s own website. For a viewing or an offer you contact the broker directly. See how it works.

How up to date are the listings?

We read the brokers’ websites every night. New homes and price changes appear the same day; homes a broker marks as sold or rented get that label. A temporary error at a broker’s site is never shown as sold.

Can I get an alert for new listings?

Yes. A free search alert sends you the new homes that match your search once a week. Premium Search Alerts send a daily email, for less than $0.99 a day. Set up your alert.
